Non-Qualifying Lease Option to Purchase Program
Our Non-Qualifying Lease Option to Purchase program is an opportunity for you to re-build your credit and buy a home.
- Review a copy of your current credit report with you
- Provide you with information on “Financial Peace University” and a local credit repair company
- Refer you to a local mortgage company when you are ready to purchase
We Offer a Quick & E-Z Move-In Process+
When you get a Lease-Option home from us you can move in quickly and easily. Most of our properties are available for move-in within 2 business days.
Option Money & Income+
In order to move into one of our homes, you will typically pay 2-3% of the sales price as option money. This gives you the option to purchase the home at any time during the lease. 100% of the option money goes toward the purchase of the home. You can typically get moved in within two business days. The option money is non-refundable if you do not exercise your option to purchase the home.
Monthly payments are payable at the 1st of the month. For every monthly payment made you will receive 5% credit of all your monthly payments at closing.
How the Lease is structured+
The Lease Option to Purchase contract is intended to give you up to 3 years to purchase the home. The initial lease-option period is for a 1 year term. There are two automatic renewals after the 1st year. There is a 5% increase in the monthly payment for each of the 2 annual renewals. Starting in the fourth year, the lease-option will renew on a month-to-month basis with a 3% increase in the monthly payment every 12 months. You have the right to exercise your option to purchase at any time during the lease.
Exercising your Option to Purchase+
When you are ready to buy, you can exercise your option to purchase at any time. At this point, you will go through the mortgage lending process. We can refer you to a local mortgage broker, or you may choose any lender you prefer. You will receive credit for 100% of your option money and 5% of your monthly payments.
Lease Option to Purchase Application+

Simply go to the property of your choice and click on the "apply now" button and the application can be filled out and submitted online. The non-refundable application fee of $30 per applicant can be paid online. Once we recieve the application we will start processing your application right away.

-Anyone over the age of 18 that will be residing in the property must complete an application regardless of income or credit score
-$30 Non-refundable application fee per applicant must be recieved before your application will be reviewed
